Below is a list of services available to all Palacio Del Mar residents. To arrange any of the services listed below, please contact Management Staff during normal business hours: Monday-Friday: 9:00 am - 6:00 pm, Saturday 9:00 am - 2:00 pm.
Keys and Controlled Access
Palacio del Mar has a controlled access system in place whit security guards at the entrance allowing or denying entrance to the site. We are working on a system which requires a remote control or a gate card to gain entry to the property. This ensures that only owners have access to the property.
This also applies to gated entrance in main and service elevators at Homeowners Parking, level 1 & 2.
If you need someone to enter your home when you are not there, you may notice the management office who will allow that designated person to enter your home. You can inform this via email or fax.
Note: The courtesy patrol is not authorized to receive or distribute any keys. Do not leave keys with the courtesy officer under any circumstances.
Pest Control:
- Termite Treatment of the property – Annually
- Interior Pest control – Service available upon request by a resident
- Garden Pest control – Service scheduled by PDM
- Exterior Cleaning:
- Window Washing – Annual service, scheduled by PDM
- Stair Washing – Two times a month
Resident Parking
Please register your car at the management office. Include Make, Model, and Tag number to avoid having your car towed, please notify the management office when you have any changes.
PLEASE NOTE THAT PALACIO DEL MAR IS NOT RESPONSIBLE FOR ANY LOSS DUE TO THEFT, COLLISION, OR ANY OTHER DAMAGE OCCURRING TO VEHICLES IN THE PARKING LOT OR ON ANY OTHER AREA OF THE PROPERTY.
Guest Parking
Your guests may park in any available spots. If you plan to have a long term visitor please register your guest with the management office.
Shuttle service
We will have this service for the following:

Airport transfer (to and from)
- Local transportation to downtown Rosarito, Pabellon Grand Rosarito
- Transfer to downtown Ensenada
- Special tours on demand
- Local and international mail (postage not included)
Club House

Mail & Package Deliveries
Management will accept delivery of any of your mail or small packages with written permission. A PO Box is at your service. Please check with the management office if expecting a package from the US postal service and have not received proper notice from mail carrier. Mail will be received and sent once a week. Mailing cost is not included in the service.
Fitness Center & SPA

Movie Theater

Business Center

Game Room
The game room is located at the Lobby of Tower Saint Tropez. It will have a kitchenette, refrigerator and two pool tables, along with sofas for your comfort.
Library
It is also located at the Lobby of Tower Saint Tropez, will have sound system, a TV and a poker table. You can relax and enjoy a nice afternoon in a calmed and quiet place.
Tennis Court
Available for homeowners use only. You must do a reservation to use it. Hours: 7:00 am to 6:00 pm. The hours will increase once the lights are installed. Proper attire required.
Basketball and Volleyball Court
Available for homeowners use only. You must do a reservation to use it. Hours: 7:00 am to 6:00 pm. The hours will increase once the lights are installed. To play Volleyball, you must request the net at the Management Office. Proper attire required.
Pets & Dog Comfort Station
There are dog stations along the far sides of the property. Dogs must be walked here or off the property only. All pets, including cats, must be on a leash at all times. It is our community policy that owners must clean up all pet waste both on and off property. Please respect other homeowners when it concerns pet noises. If there are continuous complaints with any of the above, you may be subject to fines. No pet shall be allowed to run free on any part of the common area including the courtyard. Pets are not allowed in the clubroom or in the pool.
Maintenance
Maintenance inside your unit is your responsibility. Palacio del Mar maintenance staff is available to perform specific routine service requests, both during normal business hours and after hours, for a fee. These fees vary, depending on when the work is done. It is your decision as to whether or not you consider your request an emergency.

Home Cleaning
Upon request, you can have full maid service, that includes: window washing, and cleaning of all your furniture, floors, bathrooms, dusting, vacuuming. You must provide the cleaning supplies Cleaning fees apply.
Lock Outs
In the event of a lockout the management office can call a locksmith. The fee will be paid to the locksmith in accordance to his fares.
Please note if you decide to change your locks, you must get approval on the type and style of lock set, and the HOA must be given a copy of your key to allow for emergency access.
Smoking
Smoking is not permitted in any of the inside common areas of the building including outside the front entrances. Smoking is permitted on balconies, at the outside pool or at any or the sitting areas around the property. Please discard cigarettes in appropriate receptacles. We appreciate your cooperation regarding this matter.
Intercom
Through your local land line, provided by Telnor, we will have the interfon system connected. The service will be available once Telnor delivers the optic fiber project he is beginning at Palacio del Mar.
Storage Units
You can request a storage unit, that is a common area with exclusive use of a homeowner. There is a gate to load/unload to the storage unit, they connect with the Lobby and the Game Room. Accessible through the service elevator.
Palapa Grills
New palapas with BBQ grills and rotisserie, they also include a little fridge to store beverages or food while you are cooking.
Paperwork Advise
During your stay here, you may need to do some paperwork at government offices, or others. We can help you, but not limited, with the following:

- FM3 (requests, renewals, change)
- Open a Mexican bank account
